Assessment Information

Three basic assessments provide the revenue to fund the services of the Breckenridge Mountain Master Association. 

CIVIC ASSESSMENT 
A 2% civic assessment was imposed on September 1, 2008, on all sales of tangible personal property (including food & beverage and lodging charges) within the BMMA boundary.  If your home is on a rental program please inform your management company that a 2% Civic Assessment needs to be charged to the rental guest otherwise it will need to be paid by the homeowner or management company.

REAL ESTATE TRANSFER ASSESSMENT
A one percent (1%) assessment was imposed effective September 1, 2008 on the transfer of all real property in the BMMA to be paid by the buyer.  The 1% Transfer Assessment will apply to all transfers occurring after September 1, 2008.

COMMON ASSESSMENT
On or about August 1 of each year the Board of Directors shall levy upon and subsequently collect from each Owner an annual assessment which shall be determined by multiplying the assessed value of all real property by the following rate:
Upper BMMA = 6 mills
Lower BMMA = 3 mills

Example:
Total property value  $1,000,000
Assessed value (Total value X 7.96%) = $79,600
Annual 6 mills assessment (Assessed value X .006) = $477.60 

Note: Assessed value for undeveloped lots/land is determined by multiplying total value by 29%.
